CPMS specialises in Estate management with over 10 years of experience running a number of property estates within the north east region.

Generally most people purchase a commercial property as an investment, however lack the knowledge to get the best out of the asset therefore underachieving what the potential could be in terms of rents and values, more often than not, not even collecting a service charge crucial to the maintenance and upkeep of the property which leads to disrepair and defects which affects the overall value.

For example, if a buyer looks at a property for an investment but the roof needs replacing at a cost of £30,000, they will negotiate a discount of £30,000; however if the management was carried out in the correct manner, this would have been allowed for in a sink fund collected through the tenants and a running service charge.

No service charge provision? Lets assume in the example above the tenants do not have a service charge provision, with the correct approach, the tenants could enter in to a deed of variation or a surrender of lease in exchange for some concessions such as a month rent free.

This above example is all how strategy plays a role in increasing the value of the property, this one example of how CPMS can benefit any commercial property through correct strategy & management.
